What determines pricing?
Home size is going to be the biggest factor, but the different amenities and customization can affect your final pricing. We can help you go through different checklists to minimize the “creeping” costs and priorities.
Are there really houses under $250k?
Yes, we have been building houses for quite a while now; both big budget and economical homes that have helped us refine our process. And with all of that experience, we have been able to put together a team and building method that optimizes for a high-value, affordable option. You really can have a new 3BR/2BA home for under $250k (and that doesn’t mean skimping on amenities). Get in touch for details!
Do you have a model home?
We have chosen to forgo the traditional model home for a very good reason…so you aren’t paying for it! Typically, developers use the model home to showcase potential upgrades and add-ons. We can provide samples that will assure you of the build quality without the undesirable effect of passing along the cost of building a model home. Think of it as built in cost savings when it comes to the value you’re receiving!
Do I need to own a lot?
No, not at all. In fact, most people don’t have a lot to build on and we expect that as part of the process. We’ll help you find one in the right part of town that fits your lifestyle and needs; and then we’ll help you plan the perfect house there…
Is there financing available?
Yes, we have a preferred lender that can help you get optimal pricing and potentially help identify any grants, assistance programs or advantageous financing options for you. We would be happy to connect you…just ask!
How long does it take?
Our goal is around 90 days from start to close. That timeline can vary based on a couple of factors though, such as: financing approval (our preferred lender does a good job of simplifying the documentation process, but this takes some families longer than others -it depends on your timeliness), permitting (sometimes the city moves a little slower than we’d like), inspections (again, we have to schedule this via municipalities) and weather. This is not necessarily a complete list, but it does describe some of the things we encounter and try to build into our timelines. Regardless, you’ll have a clear idea of the planned schedule as you head into building your perfect home.
